What a tile restoration involves
A tile roof restoration is a sequence, and the order matters:
- Inspection. Cracked or slipped tiles, failed pointing on the ridges, valley irons, flashings and anything letting water in.
- Repairs. Broken tiles swapped out, slipped tiles reset, ridge caps rebedded and repointed where the old mortar has failed.
- Cleaning. Moss, lichen and dirt removed so the coating can bond. On a concrete tile roof that is usually done with water at pressure, with care around the gutters and downpipes.
- Sealing or priming. A sealer that binds the surface of porous tiles and gives the coating something to hold.
- Topcoats. Usually two coats of a roof membrane or coating, in the colour you choose.
Skip a step and the job fails early. A coating over loose pointing or cracked tiles still leaks; a coating over a dirty roof peels.
Concrete or terracotta?
Most tile roofs in Toowoomba are concrete tiles, and those are the ones commonly restored with a sealer and coating. Terracotta tiles are a different material: many are glazed or naturally coloured and are not normally painted. Terracotta restoration is more about replacing broken tiles, repointing and cleaning. A roofer should tell you which yours are before quoting.
Toowoomba weather
Hail cracks tiles, frost works into old porous tiles and pointing over winter, and storms find any gap at the ridges. After a big storm, a close inspection often finds damage that cannot be seen from the ground. See hail damage roof repairs.
Coating needs dry weather
Roof coatings need dry surfaces and mild conditions. Dew on winter mornings and summer storms both shorten the working day, so allow some flexibility in the dates.
When restoration is not enough
If many tiles are perished, the battens are failing or the roof has been patched again and again, replacement may make more sense. Restore or replace explains what to weigh up.

Common questions
Can terracotta tiles be painted?
Terracotta tiles are usually not coated, because many are glazed or naturally coloured. Restoration on terracotta is mostly replacing broken tiles, repointing ridges and cleaning. Concrete tiles are the ones normally sealed and coated.
How long does a roof coating last?
It depends on the coating system, the preparation, the roof and its exposure. Ask the roofer what the product's expected life and warranty are, in writing, for your roof.
