Restore or Replace a Roof?
Restoration extends a sound roof's life. Replacement is for one that has failed. Here is how to tell.
The short version
Restore a roof whose structure, battens and most of its tiles or sheets are sound. Replace one where the covering itself has failed, or the structure underneath has.
Signs restoration makes sense
- Tiles are mostly intact, with a few cracked or slipped.
- Ridge pointing has cracked but the caps are sound.
- Metal sheets have surface rust but are not holed or brittle.
- The roof is weathertight apart from specific leaks that can be traced.
Signs replacement is the better answer
- Many tiles crumble or crack when touched.
- Metal sheets are rusted through in many places or have gone thin.
- Battens are rotten or the roof line sags.
- Leaks keep returning in different places after repairs.
- Asbestos cement roofing that is deteriorating.
Questions to ask a roofer
What condition are the battens and sarking in? How many tiles or sheets need replacing? How long would a restoration be expected to last on this roof? Would you recommend restoring it if it were your own house? A good roofer will give you a straight answer.
